- Non-judicial foreclosure. Missouri loans are typically secured by a deed of trust with a power of sale, and the trustee can sell the property without a court action. Section 443.310 of the Revised Statutes of Missouri requires at least 20 days' notice of the sale. Lenders price that predictability into leverage and speed.
- No transfer tax. Missouri levies no real estate transfer tax, and Article X, section 25 of the Missouri Constitution bars the state and local governments from imposing any new tax on the sale or transfer of real estate. A buyer's closing costs are title, recording, lender fees and prepaid items, and a flip pays no transfer tax on either end.
- St. Louis City and St. Louis County are separate. The City of St. Louis is an independent city, not part of St. Louis County. Each has its own assessor, collector and permitting, so a project in the city and one in the county are underwritten against different offices and timelines.

- Rental permits in Kansas City. Kansas City, Missouri requires every rental property to be registered with an annual permit under its Healthy Homes Rental Inspection Program. It is a step to complete before a renovated rental is refinanced into a DSCR loan.
