Can a foreign national finance US investment property without US credit?
Yes. These are business-purpose loans to a US LLC, qualified on the property and your ability to service the loan rather than on a US credit score or US tax returns. You typically provide a bank statement and a funded US LLC account. For investment property held in an entity, the right tool is a business-purpose investment loan such as a DSCR loan, where you qualify on the property's rental cash flow rather than on personal US income.
Do European investors get worse terms than US investors?
Not with our lender. Foreign-national borrowers are treated the same as US nationals on these programs, with the same loan products and pricing, provided you can show affordability (a bank statement, a funded US LLC, and enough to service the interest). Most foreign-national programs are worse. This one is not.
Why do I need a US LLC?
We lend to a US LLC only, never to an individual. Holding the property in an entity keeps the loan business-purpose rather than consumer, which is how US investment real estate is properly structured and is standard for international investors. Forming the LLC is fast and inexpensive, and we guide you through it.

Which countries do you work with, and what about compliance?
We work with investors from eligible countries and, like any US lender, complete standard identity (KYC) and source-of-funds verification on every deal. This protects you and keeps the transaction clean. If you can document who you are and where your funds come from, the process is straightforward. We do not work with sanctioned countries or individuals.
