How we finance Newark deals

New Jersey law lets newly constructed multiple dwellings claim an exemption from municipal rent control for up to 30 years, provided the claim is filed with the construction official before the certificate of occupancy is issued. We track that filing as a condition of the loan.
- Portfolios and DSCR. Investors who assemble several renovated houses can refinance them into a DSCR loan up to 80% of value, either property by property or as an SFR portfolio, once the units are leased.
- Exit costs. On a sale over $1M the seller pays New Jersey's graduated fee, from 1% up to 3.5%, on top of the realty transfer fee. A flip budget carries both from the start.
