Arizona files at this size are mostly renovation-for-resale and buy-and-hold in the Phoenix metro, with Scottsdale at the top of the price range and Tucson as a separate market with its own comparables. Bridge goes to 80% LTV, fix and flip and renovation to 90% of total cost, and the DSCR exit to 80% LTV.
Arizona is inexpensive to transact in: the state constitution bars real estate transfer taxes, so a deed carries only a small flat affidavit fee. Arizona lending uses deeds of trust with non-judicial trustee sales. Two rules apply to anyone holding rentals: residential rental property has to be registered with the county assessor, and an owner who lives outside Arizona must designate a statutory agent in the state.
That last rule matters to non-US investors, who borrow on the same terms as US investors through a US LLC, with no US credit history required. The LLC's registered agent typically covers the in-state requirement.

No. Arizona's constitution prohibits taxes on the sale or transfer of real property; a small flat fee is collected with the affidavit of property value at recording.
